EPC – Energy Performance Certificate

The EPC is compulsory in Spain for every building on the market from June 1st 2013

As result of the Regulations in the “Real Decreto 235/2013” if you’re selling or renting your home, you must order an CERTIFICADO DE EFICIENCIA ENERGÉTICA, a.k.a. EPC for potential buyers and tenants before you market your property

Who has to obtain the EPC?
The owner of the property has to ask an accredited assessor to perform an Energy Survey, in Spain those assessors can be Architects or Quantity Surveyors

Buildings that don’t need an EPC?

  • Listed Buildings
  • Buildings fo religion or worship
  • Temporary buildings
  • Industrial buildings, farms and warehouses
  • Stand alone buildings of less than 50m2
  • Properties to be demolished
  • Residential buildings with use of less than 4 months per year

Can I get fined?
Yes, you can get fined and the selling/rental contracts could be nullified

What is the procedure and the key aspects?
The assessor will visit the property and examine key items such as loft insulation, domestic boiler, hot water tank, radiators, windows for double glazing, and so on. He or she then inputs the observations into a software program which performs the calculation of energy efficiency. The program gives a single number for the rating of energy efficiency, and a recommended value of the potential for improvement
